READING -- A $2.4 million transaction on Fairchild Drive headlined Reading's June residential property activity, pushing the median sale price among disclosed transactions to $1.08 million as the town recorded 19 deed transfers during the period.

33 Old Farm Road changed hands for $1,270,000 on June 4, with Bingbin Dai and Jianping Hou selling to Jaclyn and Andrew Freedman.

313 South Street sold for $1,150,000 on June 2. The Bradley Family Revocable Trust, with Judith A. Bradley as trustee, conveyed the property to Manel and Darline Thompson.

303 Haven Street, Unit 1, sold for $1,125,000 on June 5. Paul M. Burke III and Emily S. Burke sold to Sofia Guasch and Michael Harris.

119 Salem Street, Unit 119, rounded out the top five at $1,080,000. Brendon T. and Lindsay M. Clark sold to Linda R. and Peter C. Beal Jr., both acting as trustees, on June 3.

  • Fairchild Drive produced two recorded transfers this period — 66 Fairchild Drive (price not disclosed, a trust conveyance) and 134 Fairchild Drive ($2.4 million) — making it the only street to appear twice in the data outside of trust-related patterns.

Four of the nine priced sales exceeded $1.1 million: 134 Fairchild Drive, 33 Old Farm Road, 313 South Street, and 303 Haven Street Unit 1.

Two sales fell in the $900,000–$1 million range: 544 Pearl Street at $999,000 and 82 Orange Street at $981,000.

561 Summer Avenue sold at $750,000, representing the sole transaction in the $500,000–$999,000 tier below the top two entries.
