Reading Median Sale Price Reaches $925,000 in Active Early-Summer Market

READING -- Two residential sales topping $1.4 million anchored a busy month of recorded deed activity in Reading, pushing the median sale price among disclosed transactions to $925,000 for the period ending July 5.

  • MARKET OVERVIEW
  • Eighteen deeds were recorded in Reading between June 6 and July 5, 2026, with sale prices disclosed on 11 of those transactions. Among the 11 disclosed sales, prices ranged from $192,350 to $1,525,000, with a median of $925,000. Seven transfers carried no consideration amount, a pattern consistent with trust and estate reorganizations rather than arm's-length market sales. With 11 priced transactions in roughly four weeks, the period reflects a moderately active early-summer market for the town.
  • TOP SALES
  • The month's highest recorded sale was 36 Lindsay Lane, which changed hands June 18 for $1,525,000. Joseph and Megan LaMarca purchased the property from Steven P. and Renee E. Margossian. Close behind, 21 Buckingham Drive sold the same day for $1,471,000; Mark and Alicia Cerretani bought the home from Stephen and Michelle Pavao. At 119 Van Norden Road, Joseph and Sarah Lancaster paid $1,012,000 on June 11 for the property previously held by Jennifer Lynne Hardin. On Hanscom Avenue, 126 Hanscom Ave. sold June 11 for $965,000, with Junchang Yu and Winnie Li acquiring it from Marshall and Suzanne Cady. The fifth-highest disclosed sale was 544 Pearl St., which fetched $999,000 on June 8; Derrick and Bonnie Braunwalder purchased the property from Pearl Street Reading LLC.
  • NEIGHBORHOOD BREAKDOWN
  • Two sales on Hanscom Avenue stood out as the only street with multiple recorded deeds in the period: 126 Hanscom Ave. sold for $965,000 while 121 Hanscom Ave. transferred at no disclosed price in what appears to be a trust reorganization by the same owners. Among priced sales, four transactions landed above $900,000 — the Lindsay Lane, Buckingham Drive, Van Norden Road, and Pearl Street sales — representing the bulk of disclosed dollar volume. Two sales fell in the $500,000–$900,000 range: 198 Ash St. at $925,000 (median) and 7 Augustus Court Unit 1013 at $693,500, along with the undisclosed-address sale at $535,000. Below $500,000, three sales were recorded: 45 Audubon Road at $425,000, 295 Main St. Unit 15 at $336,000, and 230 Grove St. at $192,350.
  • MARKET NOTES
  • The 18 recorded deeds include a notable concentration of trust and estate transfers — at least seven transactions in which grantors conveyed property to themselves or family members in a trustee capacity, with no consideration reported. These include transfers at 9 Gleason Road, 10 Abigail Way Unit 3, 75 Augustus Court, 2 Summit Drive Unit 227, 121 Hanscom Ave., 91 Prescott St., and 99 Beacon St. The dataset includes at least one condominium sale (295 Main St. Unit 15 at $336,000) and one condominium trust transfer (7 Augustus Court Unit 1013 at $693,500), indicating mixed property types recorded during the period. The $192,350 sale at 230 Grove St. — the lowest disclosed price by a wide margin — involved a transfer between parties sharing the Noonan surname, suggesting a possible intra-family conveyance, though the deed records a consideration amount.
